Investing through this platform involves risk. It is important that you fully understand the nature of these risks before committing any capital.
1. Capital Risk
Your capital is at risk. There is no guarantee that you will receive back the full amount you invest. Property values can fluctuate, and in the event of a downturn or borrower default, you may lose some or all of your investment.
2. Credit Risk
There is a risk that borrowers may not repay their loans in full or on time. While due diligence is carried out on all borrowers and projects, defaults can and do occur.
3. Security Risk
Loans are typically secured against UK property. However, the value of the security may not be sufficient to recover the full amount of capital and interest owed in the event of a default.
4. Liquidity Risk
Investments made through the platform are not liquid. There is no secondary market, and you may not be able to access your funds before the end of the loan term.
5. Operational Risk
If the platform operator ceases trading, there may be delays or complications in managing loan repayments. Contingency arrangements may be in place, but continuity cannot be guaranteed.
6. Diversification Risk
Concentrating your investment in a small number of loans increases your exposure to individual borrower or project risks. Diversifying across multiple loans and project types can help mitigate this.
7. No FSCS Protection
Investments made through this platform are not protected by the Financial Services Compensation Scheme (FSCS). You should only invest money that you can afford to lose.
